We offer 3 - 15 month lease options.

What are your application requirements?

We verify rental history, credit history, employment history and income, conduct criminal background screening on anyone age 18+.

How much is the security deposit?

Security Deposit are either $500 or $3,000. Ask us about our partnership with Rhino to offer Low-Cost Security Deposit Alternatives.

How much of the security deposit is refundable?

We will refund all your deposit if there is no balance due at move out.

Is there an application fee?

Yes, application fees are $50 per person on anyone age 18+.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Yes, we check rental history, employment as well as verifying that income is a minimum of three times the rental amount,  credit history, and conduct a criminal background check.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

Application and Administrative Fees are due upon applying. Security deposit and pro-rated rent are due upon move in.

Do I have to pay first & last month's rent?

No, prorated rent is due at move-in, however if you take possession after the 20th of any month, the next months rent is also due at move.

When is rent due?

Rent is due on 1st of each month per the Lease Agreement.

How can I pay my rent? What forms of payment are acceptable?

Rent can be paid through the Resident Portal with e-check, debit, credit card or Money Gram locations.

Is there a late fee for overdue payments? Is there a grace period?

Yes, late fees are applied to accounts on the 6th of the month, giving resident a 5 day grace period.

Is renter's insurance required?

Yes, residents must carry liability insurance with a minimum coverage of $100,000.

Are utilities included?

No, utilities are not included with the rent but are paid separately.

What utilities are not included in the rent?

Utilities are not included with the rent but are paid separately.

What costs are not included in the rent?

No utilities are included (water, sewer, gas, electric, and trash).

What is the average cost for utilities each month?

Utilities are based on usage and number of residents in each unit.

Are the apartments furnished? What is included?

No, we do not offer furnished apartments at this time.

Are there any bed restrictions for the apartments?

Yes, waterbeds are not permitted.

Do you have items I can rent?

No, there are no rentable items at this time.

Are corporate rentals available?

Yes, Corporate Housing is available and subject to the same leasing requirements.

Under what circumstance can a landlord terminate your lease?

A lease can be terminated for violating the contract.

What happens if I need to move out before my lease expires?

You are responsible for rent through the entire lease term or you can provide a 60-day notice and paying the Early Lease Termination Fee. At such a time the lease would be considered satisfied.

Are there any fees associated with moving in or moving out?

Move In fees consist of application, administrative, pro-rated rent and security deposit or Rhino. Move out fees will depend if proper notice was given and any unit damages.

Can the apartment be listed on AirBnB?

No, AirBnB rentals are not permitted.

What are the occupancy limits?

Occupancy limits will depend on household needs.

Can the apartment be sublet?

No, subletting of any type is not permitted.

How often is there a rent increase?

Rates are reviewed prior to all Lease expirations.

What are hours of the leasing office?

Monday - Friday 8:30 - 5:30, Saturday 10:00 - 5:00, Sundays - Closed.

What are the hours of the clubhouse?

Monday - Friday 8:30 - 5:30, Saturday 10:00 - 5:00, Sundays - Closed.

What are the hours for the fitness center?

Monday - Friday 8:30 - 5:30, Saturday 10:00 - 5:00, Sundays - Closed.

What are the hours for the pool?

Daily 9:00 - 9:00

What are the hours for the business center?

Monday - Friday 8:30 - 5:30, Saturday 10:00 - 5:00, Sundays - Closed.

Is storage included?

No, Storage is not included.

Do you offer valet trash service?

Yes, we currently offer Valet Trash Service.

What property amenities are included?

Business Center, Fitness Center, Clubhouse, Sports court, Sand Volleyball and Three Laundry Facilities.

Do you offer recycling?

No, our current provider does not offer recycle options at this time.

Do you have free internet/WiFi?

No, we do not currently offer Umbrella Internet services.

What internet service options are available?

Spectrum and AT&T are the local Internet providers in the Upstate.

Do you have cable?

Units are prewired for cable services, should you choose to elect service through a local provider.

Can I reserve your community room?

No, we don't rent the Office/Clubhouse space at this time.

Do you have package lockers/how do I get my packages?

No, we do not currently offer a Package Locker system at this time.

What are pool hours and seasonal availability?

Daily 9:00 - 9:00 during pool season.

I have a noise complaint. Who do I contact?

Noise complaints should be directed to the Leasing Office or Greenville County Sheriff's Office after hours.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

We do not offer designated smoking areas, at this time.

I need emergency maintenance. Who do I call?

Call our leasing office at 864-233-8353 and our representatives will connect you to our maintenance team.

I have a non-emergency maintenance issue. Who do I contact?

Please call the Office during normal business hours or submit a work order through the Resident Portal.

Do you allow pets? What is the pet policy?

Yes, we are a pet friendly community, however restrictions include no Aggressive Breeds.

What is the parking situation?

First come, first served. Reserved Parking is offered for $25.00 per month.

Is there a fee or permit required for parking?

Reserved Parking is optional for $25.00 per month.

Is parking assigned?

Only if you elect to pay $25.00 per month for a Reserved Parking Space.

What do I do if someone parks in my parking spot?

If you have a reserved parking spot, towing is an option.

What is the policy for guest parking?

Open Parking, however we ask that guests be considerate of residents.

Are there building quiet hours?

We adhere to local ordinances as outlined in the lease contract.

What decorations or changes to the apartment are prohibited?

Use of oil based paint, permanent changes to structure.

Are there fees for using the communal spaces?

No, we do currently have Communal spaces for lease.

Can residents put personal grills on their balconies?

Fire Code requires grills to a minimum of 10 feet form buildings.

Are there restrictions for what can be put on balconies or patios?

Yes, Patios must be kept neat. Only items intended for outside use are permitted.

What is the procedure for moving out?

Residents must give 60 day notice of intent to vacate, provide a forwarding address, and turn in keys on scheduled date.

Is there public transportation nearby?

Yes, Greenlink stops at the corner of Poinsett Hwy & Mulligan St.

Are you near any transportation routes? Which ones?

Yes, Greenlink 503 Poinsett runs Monday - Saturday.

What school district serves the community?

Greenville County School District.

What kinds of washers and dryers do in-apartment hookups accomodate?

No washer/dryers are furnished, no in unit hook-ups, however there are 3 laundry facilities on site.

Do apartments have dishwashers?

Yes, dishwashers are offered in select units.

What brand are the kitchen appliances?

Our appliance packages are either Hot Point or GE, depending on install dates.

Does the apartment come with a microwave?

No, our apartment homes do not furnish microwaves.

Are stoves gas or electric?

Our Apartment homes offer electric stoves.

Do kitchen sinks have a garbage disposal?

Yes, our apartment homes offer garbage disposals.

Is there a bathtub or just a shower? Are they together or separate?

Our apartment homes offer a tub/shower combination.

Do apartments have USB outlets?

Our apartment homes do not currently offer USB outlets.

How old are the appliances?

Age of the appliance varies by unit.

Are you located on a bus line?

Yes, Greenlink stops at the corner of Poinsett Hwy & Mulligan St.

How far are you from Downtown Greenville?

Park West is 3.5 miles from Downtown.

Do we offer discounts for First Responders/Military Personnel?

Yes, ask us about our Home Town Hero's Program.
